As we are all aware, the comp check is, or now should be, dead. Appraisal Management understands that without some prior knowledge of the property value, appraisers and loan officers can waste a lot of time and money. We do not advocate the assignment of orders based on a predetermined value. This is illegal. It violates USPAP guidelines and creates a fraudulent assignment. To assist the lending community with legal value information, Appraisal Management offers several sources of value data. The following are links to popular, free value estimate data sources that give a broad estimate of value.
Another option for a legal value check is to order a Desktop Valuation Summary Appraisal Report by clicking the Order An Appraisal tab. On the order form, type in Desktop Review. This report will be completed by an appraiser located in the vicinity of the subject property. The appraiser will know the market and will provide an opinion of value based on the scope of work defined in this type of report. Cost for this report is $50.00. If a full appraisal for the subject property is generated as a result of the Desktop Valuation, then $25.00 will be deducted off the cost of the full appraisal.
